of Building Automation Systems.
Delta Building Automation has the stand-alone
expertise and staff to engineer, install, commission
and service the Delta Controls product throughout
the ACT and Southern NSW.
Delta Building Automation is structured into the
following operational divisions:
Contracting (including design)
Commissioning
Service and Maintenance (Including ABGR, Green
Star & EEGO)
Since January 1996, Delta Controls has operated
a quality management system independently certified
to comply with the requirements of ISO 9001.
The scope of Delta's QMS includes design (Research
and Development), and manufacture of automated
facility management systems.

Delta Building Automation is one
of the ACT’s leading Building Automation
and maintenance organisations and has technical
expertise in the following areas:
Conventional office air conditioning control systems
Special purpose and complex controls systems
Domestic heating and cooling control
Commissioning and Maintenance of existing B.M.S
systems
Delta Building Automation has the expertise to
be engaged under all the various forms of project
delivery systems and has the in house expertise
to carry out design and construct contracts, traditional
contracts and guaranteed performance contracts.

The Australian Government, through the Department
of Environment and Heritage and the Australian
Green House Office have recently released the
“Energy Efficiency in Government
Operations (EEGO) Policy”. This policy
is intended to “improve energy efficiency,
and consequently reduce costs and environmental
impact of Government Operations”. The EEGO
policy requires all Government Departments (as
tenants) and Building Owners (as their Landlords)
to work cooperatively to set and reach energy
efficiency targets in the buildings they own and
occupy.
The EEGO policy includes a “legal and management
frame work” known as the “Green Lease
Schedule” under which Government Departments
and Building Owners are required to identify,
monitor, and report their energy consumption
with an aim of reaching a 4.5 Star Australian
Building Greenhouse Rating (ABGR).
Delta Building Automation’s Service and
Energy Department can ensure the requirements
and intent of the EEGO policy are met through
your Delta Building Management System.
Using your Delta Building Automation System,
we can;
Create
a single point of management to coordinate a holistic
and practical approach to energy efficiency;
Establish, chair and coordinate the “Building
Management Committee”.
Produce Energy Management Plans and Reports;
Collect and store information, drawings and data;
Undertake and set targets for Energy and ABGR
Audits;
Identify potential energy efficiency improvements
and monitor their effectiveness;
Act as an “Expert” to identify and
report on issues which may impact the achievement
of the targets; and;
Implement energy efficiency improvements using
your Delta Building Management System;

Office Buildings have a significant impact on

resources including 12% of its water and up to

of waste going to landfill and 40% of air emissions.
“Green Star” is an environmental
rating system for buildings created by the Green
Building council of Australia (GBCA). Green Star
evaluates the environmental initiatives of designs,
projects and / or buildings based on a number
of criteria, including energy and water efficiency,
and indoor environment quality.1

Management System (BMS) is a vital element in

highest possible Green Star rating.

The Australian Building Greenhouse Rating (ABGR)
scheme is a national program that benchmarks the
greenhouse performance of office buildings by
awarding a star rating on a scale of one to five.
A building with a high star rating will be more
energy efficient and cheaper to run, and will
result in lower greenhouse gas emissions. ABGR
can separately rate tenancies and base buildings
(central services), or the combination of both
in whole buildings.
The greenhouse performance of commercial buildings
is becoming increasingly important to the wider
business community. Energy aware tenants are now
asking questions about the energy performance
of base buildings. Investors are also becoming
more interested in the environmental performance
of the buildings they invest in, not to mention
reduced life cycle costs.
Energy efficiency also plays a vital role in
minimizing overheads. Many premises can save 20
to 40 per cent on their energy bills by implementing
cost effective energy efficiency practices.
